Why Short Stay Rentals Can Increase the Longevity, and Therefore Value, of Your Property

June 17, 2025

In the ever-evolving real estate landscape, short stay rentals have emerged as more than just an income stream for property owners.

While the financial benefits are well-documented, there’s a less discussed but equally important advantage: short stay rentals can actually enhance the longevity and long-term value of your property. Here's how.

Higher Standards of Maintenance = Better Property Health:

One of the biggest advantages of short stay rentals is the necessity to consistently maintain the property at a high standard. With new guests coming in and out, the property is cleaned and checked regularly, often multiple times a week. This frequent care means issues are spotted and addressed promptly, preventing small problems from escalating.

In contrast, long term rentals typically involve deep cleaning only at the end of the lease, and inspections quarterly. By then, wear and tear may have accumulated, and unattended issues can result in significant repair costs.

Short-term guests typically use the property less intensively than long-term tenants. Guests usually stay for a few days and spend much of their time outside the home, reducing the impact on plumbing, appliances, and fixtures.

At Retreats Tasmania, our superstar housekeepers become intimate with the properties and notice damage or things out of place with ease. This, paired with every rental being checked on the day of check-out, ensures properties are kept to a high standard and damage is followed up promptly with the guest or booking site.

More Control Over Property Usage:

In short stay markets, property management services maintain more control over how the property is used. We can screen guests, set house rules, and restrict certain behaviours such as smoking or pets. If any damage does occur, it's noticed and dealt with immediately, and often covered by insurance from booking sites (although you are required to have your own insurance).

Long-term tenants have more freedom in how they treat the space day-to-day. Over time, this can lead to unreported damage, unauthorized alterations, or simply neglect - things that may only be discovered months later at the quarterly inspections.

Retreats Tasmania have a strict guest screening process - we collect a government issued ID from every reservation, reducing the risk of fraudulent bookings as the ID must match the name of the booker. It also reduces the risk of damages occurring due to one guest becoming accountable for it.

We have a strict no parties, no smoking, no vaping, and no pets rule for every property (with the exception of service animals). Guests are informed of this prior to booking, once they book, and again when they gain access to the property.

Owners also have complete freedom to use the property for personal use. If you’d like to make use of your home, just let us know and we can block out the calendar in advance. Our owners can also log in to our system, using an owner log in, to view upcoming bookings at their property.

Regular Inspections and Upkeep:

Because short stay rentals rely heavily on aesthetics and functionality to earn bookings and good reviews, hosts are incentivized to keep the property looking fresh. That includes repainting, updating appliances, and refreshing furnishings - often far more regularly than in long-term rental scenarios. These consistent upgrades prevent the property from falling into disrepair and can increase its market value over time.

Retreats Tasmania not only clean to an incredibly high standard but will also keep on top of light garden maintenance, can do small repairs, or will organise a tradesman promptly for any larger issue. Our Operations Manager also keeps on top of aesthetics and will update any outdated furnishings, at the owners approval.

‘Beautiful Balook’, a stunning property in our portfolio, was lovingly furnished by our Operations Manager Emma, working closely with the owner. Let us know if you want help with the styling or furnishing of your property.

Lower Risk of Property Degradation:

Vacancy periods between guests give you the chance to inspect and improve your property incrementally. Instead of enduring years of tenant wear followed by major renovations, short stay rentals allow for continuous upkeep in bite-sized, manageable efforts.

For instance, you can fix a leaking tap one week, repaint a scuffed wall the next, and replace a worn rug soon after - without needing to empty the property for months or sink a large sum into a complete overhaul.

This is particularly attractive to property investors, as you can use the earnings from each booking to continually improve your property, and therefore guest experience. This will lead to increasingly fantastic reviews, in turn leading to more bookings.

Insurance and Financial Protections:

Many short stay booking platforms offer damage protection or connect you with hosts’ insurance providers that specialize in short-term rentals. This added layer of financial protection means you’re not dependent on security deposits, or slow-moving landlord-tenant dispute resolution channels. For example, Airbnb has a fantastic host cover programme called ‘Aircover’.

Owners, however, will need to purchase specific short stay rental insurance. Retreats Tasmania can provide guidance on Insurance Companies used by our other owners.

Increased Desirability and Marker Perception:

A well-maintained short stay property in a desirable location can gain a reputation as a premium accommodation option. This perception not only enhances booking rates and income but can also boost the property's resale value. Future buyers see a property that has been cared for, continually improved, and actively earning income - an attractive package for investors.

Final Thought: A Proactive Model for Preservation:

To conclude the above points at a glance:

  • Regular inspections and maintenance prevent small issues from becoming major repairs.
  • High guest expectations ensure the property remains clean, stylish, and well-cared-for.
  • Reduced everyday usage lessens the long-term strain on fixtures and infrastructure.
  • Flexible downtime allows for routine upgrades and timely renovations.
  • Enhanced reputation and consistent upkeep can significantly raise your property's market value.

By leveraging the short stay rental model, property owners don’t just maximise income - they strategically extend the life of their asset, making it more valuable in the long run.

So, while long-term leases might seem more convenient, they often lead to deferred maintenance and a decline in property condition over time due to constant usage. Short stay rentals, by contrast, foster a culture of continual care - extending the longevity of your property and keeping it market-ready year-round.
