Designing for Comfort: How to Create a Cosy Retreat for Guests

In the world of short-term rentals, comfort is king. While location and amenities matter, what truly sets your rental apart is how your space makes guests feel.

The cosier and more welcoming your retreat, the more memorable the stay - and the more likely you'll earn glowing reviews and repeat bookings.

So how do you design for comfort? It’s not about spending a fortune or copying luxury hotels. It’s about curating an experience - one that makes guests instantly feel at home, at ease, and maybe even a little spoiled. Here are some tips on how to create a cosy retreat that guests will love. 

Choose Comfortable, Inviting Furnishings:

Comfort starts with what your guests sit and sleep on – I cannot stress enough how important it is to facilitate a good night’s sleep for your guests. Focus on pieces that are both functional and slightly indulgent.

  • Invest in a quality mattress – A restful night's sleep is non-negotiable. Opt for a medium-firm mattress with a plush topper (firmness is a personal preference, but you will appeal to the masses with medium firm). Choose linen with a high thread count, or a high-quality linen hire company like we do here at Retreats Tasmania.
  • Offer multiple pillow options – Some guests love fluffy pillows, others prefer firm. Provide variety so everyone finds their perfect fit. Some places even provide a ‘pillow menu’ – it’s an inexpensive way to add a touch of luxury and selection!
  • Choose plush seating – A deep, cushioned sofa or cosy armchair invites guests to curl up and relax. Add soft throw blankets and accent pillows to boost the comfort level and aesthetic appeal. Make sure there is enough cosy seating for the amount of guests your property accommodates.

Soften the Lighting:

Lighting plays a massive role in setting the mood. Skip harsh overheads and create a warm ambience instead:

  • Layer your lighting – Use a mix of floor lamps, table lamps, and wall sconces to provide flexible light sources. ALWAYS include bedside lamps. Consider turning on ambient lighting for guests to walk into when they arrive – it makes the space so much more welcoming.
  • Choose warm bulbs – Go for warm white LED bulbs (around 2700K–3000K) to mimic the cosy glow of natural light or candlelight.
  • Include dimmers when possible – Let guests adjust the lighting to their comfort level, whether they're reading a book or winding down for the night.

Incorporate Textures and Natural Materials:

A cosy space is a tactile one - use a variety of materials to add depth, warmth, and a touch of nature:

  • Layer rugs – Soft rugs underfoot, especially in bedrooms and living areas, instantly make a space feel warmer. I personally love a kitchen floor rug –  who doesn’t love warm feet when cooking?
  • Mix fabrics – Think linen curtains, cotton bedding, wool throws, or velvet cushions.
  • Use wood and greenery – Wood furniture or accents (like cutting boards or side tables) add organic warmth, while houseplants bring freshness and life.

Add Thoughtful, Homey Touches:

Make your holiday house feel less like a rental and more like a lived-in home:

  • Curate art and decor – Choose pieces that reflect local culture or nature. Avoid generic prints - guests love spaces with personality.
  • Create nooks – A reading chair with a lamp and bookshelf, or a small writing desk with a comfy chair, adds charm and function.
  • Keep it clutter-free – Aim for simplicity and calm. Too many knick-knacks can overwhelm. Choose meaningful decor over shelf fillers.

Set the Scent and Sound Scene:

Comfort isn’t just visual -it’s a full sensory experience:

  • Use subtle scents – A light lavender or cedarwood diffuser can make a space smell clean and relaxing. You can purchase bespoke room sprays too – we love eucalyptus to bring the fresh Tasmanian scent inside.    
  • Provide sound options – A Bluetooth speaker or white noise machine is a thoughtful touch for guests who want background noise or relaxation.

Create a Welcoming First Impression:

First impressions count. Make your guests feel at home from the moment they walk in:

  • Warm greeting details – A welcome note, snacks, or a local guidebook shows care.
  • Keep things clean and fresh – Crisp linens, spotless surfaces, and a fresh scent all signal that your space is well-loved and well-maintained.
  • Ensure temperature comfort – Offer fans, heaters, or clear instructions on the heat pump/air con so guests can adjust as needed. Instructions are imperative. Consider turning on the heating or aircon prior to your guests arriving.

Final Thoughts:

Designing a cosy retreat isn’t about over-the-top luxury. It’s about creating a thoughtful, comfortable environment that makes your guests feel at ease. When you layer softness, warmth, personality, and practicality, you’ll not only stand out in the holiday home market - you’ll create a space people want to come back to and share with others.
